Building Facility & Management

Smart Water Treatment Solutions for High-Performance Buildings

Overview

Modern buildings depend heavily on efficient cooling systems to maintain comfortable environments, protect critical equipment, and minimize energy consumption. Chillers and cooling towers often represent one of the largest energy consumers within a facility. Without proper water treatment, scale formation, corrosion, microbiological growth, and poor water quality can significantly reduce cooling efficiency, increase maintenance costs, and shorten equipment lifespan.

At Kurita, we help facility owners and building management teams improve the reliability and performance of their cooling systems through innovative water treatment programs, digital monitoring technologies, and expert technical services. Our solutions enable buildings to operate more efficiently while supporting sustainability initiatives such as water conservation, energy reduction, and carbon footprint improvement.

INDUSTRY CHALLENGE

Operational Challenge in Building Facility & Management

1. Rising Energy Costs

Chillers and cooling towers consume substantial amounts of electricity. Even a small layer of scale can dramatically reduce heat transfer efficiency, forcing systems to work harder and consume more energy.

2. Corrosion and Equipment Degradation

Poor water chemistry can lead to corrosion within pipes, heat exchangers, and cooling equipment, increasing maintenance requirements and unexpected downtime.

3. Biological Fouling and Legionella Risks

Cooling towers provide ideal environments for bacteria, algae, and biofilm growth. These contaminants reduce system efficiency and may present health and regulatory concerns.

4. Water Scarcity and Sustainability Targets

Building owners across Southeast Asia are under increasing pressure to reduce water consumption while maintaining operational performance and occupant comfort.

5. Unplanned Maintenance and Downtime

Reactive maintenance often results in emergency repairs, business disruptions, and unnecessary operational expenses.
